After two decades of selling luxury real estate in Puerto Rico, I can tell you something most brokers won’t — buyers rarely lead with what actually drives their decisions. They talk about ocean views and square footage. But what closes deals? Lifestyle. Every single time.


Condado gets this right, and I’ve watched it outperform other neighborhoods on the island because of it. My buyers and sellers often hear me talking about checking off the boxes. I'm always thinking about what lies ahead to help my clients make smart decisions and to help my sellers highlight their assets.


You Can Actually Walk Here

I always tell clients: the best luxury is the kind that removes friction from your day. In Condado, you wake up, walk to the beach, grab coffee, walk your kids to school, make it to a Pilates class — all before 9 AM. No car, no valet, no logistics. That sounds simple, but I’ve seen it be the deciding factor more times than I can count.


Schools Your Kids Can Walk To

For the executives and families relocating here — and we see a lot of them — top tier school access is a dealbreaker. St. John’s and Robinson School are right here. That walkability creates stability, and stability creates long-term demand. I’ve seen this play out in pricing cycles going back decades. For relocating families and global executives, proximity to top-tier education is non-negotiable.

When I show property in Condado, I always point out the vibrant restaurant and social scene which are essentially part of the package. This neighborhood stays alive late into the day— it’s social, it’s active, and that energy is something buyers feel the moment they arrive. It’s also something that keeps rental demand strong year-round. The vast array of restaurants, the world class museums and galleries, the music and theater scene are just a few of my favorites.

I’ve noticed over the years that properties in wellness-forward neighborhoods hold value differently. Buyers come back to them. They don’t leave.

Here’s what I know from experience: when a neighborhood delivers on all of these things consistently, it shows up in the data. Faster sales, stronger rents, resilient pricing even when other markets soften. Condado has proven that cycle after cycle.

I’ve sold properties two streets apart at very different numbers because of orientation, walkability to the water, or how they sit within that “15-minute radius.” This is the kind of nuance you only learn by being here for years — and it’s the difference between pricing a home and truly launching it.
